Why claimants use an attorney network instead of a finder

Attorney-led claims

Every claim is filed and defended by a licensed attorney in the state where the money is held, not by an unlicensed finder.

Local venue knowledge

Surplus sits with a clerk, an auditor, or a treasurer depending on the state and sale type. We route your matter to counsel who files in that exact office.

Documented ownership

Deeds, probate records, lien releases, and identity proof are assembled up front so the claim is not bounced for missing paperwork.

Competing claims defended

When heirs, junior lienholders, or assignees also claim the fund, the matter becomes litigation. Network counsel handles the contested hearing.

How it works

From county sale record to disbursed funds

01

Tell us where the property sold

State and county determine the statute, the holding office, and the deadline.

02

We confirm the surplus exists

Counsel verifies the sale figures and the amount actually being held before you sign anything.

03

Local counsel is assigned

A network attorney admitted in that state takes the claim and communicates directly with you.

04

Claim filed and tracked

Petition, notice, and any hearing are handled through disbursement of the funds.

Questions

Common questions about surplus funds claims

What are surplus funds?+

When a property sells at foreclosure or tax sale for more than the debt, taxes, penalties, and costs owed, the excess is surplus. In most states it belongs to the former owner, their heirs, or junior lienholders, not the county or the buyer.

Does the network cover every state?+

The network reaches claimants nationwide across all 50 states and 3,142 counties. Each jurisdiction has its own statute, holding office, and deadline, so pick your state and county to see the specifics that apply to you.

How long do I have to claim?+

Deadlines run from a few months to several years depending on the state and sale type, and some states escheat the money once the window closes. The clock usually starts at the sale date, so check early.

Is this different from a recovery agent or finder?+

Yes. Many states regulate or cap what a non-attorney finder can charge, and some prohibit the practice. The network is attorney-led, so the claim and any contested hearing are handled by counsel licensed in that state.

What does it cost to ask?+

Reviewing your situation and confirming whether a surplus exists costs nothing. Call (317) 434-3000 or send the intake form and we will tell you what your state requires.
